We found that the beach front is very nice. Room is nice and comfortable. The air condition in our room is great and work excellent. Breakfast is fine. Swimming pool are good. There are many restaurants nearby which provide great food at reasonable price. The location of the hotel is excellent, next to a lot of restaurant and 7-11 convenient store.
No hot water, noisy room, unfriendly staff, booking site said no rooms available on preferred days, yet staff said hotel had space. Room was not nice, expected villa-style room. Breakfast not good for vegetarian people.

When I heard that the "Standard Twin Room" had no hot water I upgraded to the Deluxe B room (B 3.700) and stayed there 3 nights Clean nice room (well, it LOOKS clean), swimming pool, close to beach. It was great diving with the people of the diving shop of the hotel. I went for 2x2 fundives and had all times the dive instructor all for myself! (I paid B800 per dive, so B3.200 in total)
Quite a few little sort of beetles around. I found one in the Pad Thai in the restaurant (fried), my wife found one swimming in the yogurt with breakfast, and I saw strange ones that could jump in our (otherwise very luxurious looking and feeling) bed. I am not sure what they were and whether they also bite. Also little ants in the room. On the other hand, this is on a tropical island where the little animals are just part of the scene everywhere.
Location is good, and the swimming pool is right next to the beach. Staffs at front desk are very helpful and nice.
Hotel was supposed to pick us up from pier but never showed up. We had to take a taxi to the hotel at last. Plus the hotel's phone number does not work so no way to contact them after arrival.
This is probably one of the worst hotels I have had the displeasure of staying in..... The location is lovely, but the staff, cleanliness of the rooms what really bad. We had booked for 7 nights and when we checked in I asked if our room had double bed the receptionist said no.... I stated that I had asked for one when booking.... As we were checking in another couple were too and we over heard them saying that they had asked for twin beds... Their receptionist said that they hadn't and can have a put you up bed for free.... When I saw them later they said the bed was like a large plank Of wood! We were told that they would put our beds together and when we returned to our room they had literally done that... Just pushed them together... No double sheet connection like we have had in previous hotels... I went and asked of they could change it and the receptionist was again extremely rude and said we had not asked for a double bed.... I found my booking on my I phone and showed him As well as on the print out they had had.... At this point I was quite angry and the guy said I can get my money back and move hotels...I Found this really rude as rather than just changing our room he was not bothered.... Also I think he was trying to annoy us and thought that we wouldn't find another hotel as it was really busy at that time but we did.... He said that it wast a problem For him as he had already found someone who wanted the room...how rude!
The walls all had dirt marks up Them as well as dead Mosquitos that has been squashed on the wall.... The top of the beds were covered in dust... The hotel seems to be rebuilding posher looking rooms and they don't seem to care about the old existing rooms The receptionists were really really rude!
The room was excellent and all amenities were readily available. Advice from the staff and the willingness to solve problems was second to none. I would advise anyone travelling to Koh Tao to stay here. We didn't want to leave and extended our stay for an extra two nights.

Location is perfect, direct at the beach and close to shops and restaurants, but still quiet in the night and during the day.
This resort offers different types of accomodation. We stayed in a jungle hut, which was old and not really well maintained and i think definetely not worth the money I paid for it (€48 p/n). Bad airco. Loud fan. Poor shower (low waterpressure and cold). However, this resort offers also other types of accomodation, closer to THE beach and they looked really new and modern. If you are willing to pay around €100 per night, this could be a nice accomodation, since its almost on the beach (which is very nice) and 15 metres from the nice pool.
Staff (at reception) was friendly, there was a ride to the pier. Nice restaurant on the beach (staff kind of ignored us though so after waiting for a while we where told they did not serve food at that time,around 16.) pool looked ok.
Sheets had staines, looked like they had not been washed so we asked the staff to change them. They did but the new sheets didn t look very clean either. If you are looking for quiet this might not be the place for you as there is loud music from the bars close by at night. Sairee beach is very lively, party beach...
We stayed in type A room villa, it was absolutely amazing. Better than expected. The staff were also amazing within the hotel and restaurant, always friendly and helpful. I would definitely stay here again.

Stayed in a new villa overlooking pool it was excellent to sit on balcony. The location was perfect right next to the centre. Beach, pool and resturant all great and new room was lovely. I would say thd new build rooms looked much nicer than the older bungalows and better location. Loved it.
